Tenant FAQ

Preferred method of payment is via the online tenant portal, utilizing an eCheck or credit card. Credit cards fees do apply; however, the eCheck method is free.  We do accept Cashier’s Check or Money Order for the Security Deposit and first month’s rent.
Yes.  The insurance policy must have personal liability coverage of $100,000 per occurrence and $100,000 aggregate.  The deductible may not exceed $500 per occurrence. We do provide Tenant Liability Insurance for $12.50 per month, if a tenant is unwilling or unable to secure renter’s insurance for the specified coverage amounts.  It is important to realize that the Tenant Liability Insurance coverage we provided does not cover the tenant’s personal items in the event of a loss.
Check your Rental Agreement. Unless otherwise specified in your Rental Agreement, Rent is due on the 1st of each month. Late fees will be assessed in accordance with your rental agreement.  If you have any questions about paying late, don’t hesitate to contact us.
We do have copies of keys. If you lock yourself out during business hours please call our office. If it is after business hours you can try calling us, but you may have to call a locksmith to let you in. We ask that you do not change the locks without contacting us first.
A tenant is only charged for damage caused by the tenant, whether accidentally or purposefully.  For example, if a drain line is clogged with too much hair or a toilet is clogged from excess toilet paper, then the tenant will be charged for the service call.
Call SDG&E immediately at (800) 411-3747. They will come out quickly and identify and in many cases fix the gas leak.
